This mixed-use 520,000 sq ft building is located in downtown Buffalo, New York and combines Class A office space, a hotel and retail uses. The design replicates the curving terracotta facade of a two-storey building that stood on the site and integrates the new building within the footprint of the former structure.
A double-height elliptical lobby and living wall enliven the intersection with visual interest and connection to the street. Retail frontages wrap around both avenues, adding urban vitality to the address.
The office tower lobby overlooks a ground level garden court that links directly to a 550-car parking garage. Office floors are 30,000 sq ft with highly flexible planning and 90-foot floor depths, driving daylight deep into the core. A high performance curtain wall glazing with ceramic frit, sun and glare control achieves an optimum interior office environment.
The 132-room hotel occupies the lower floors and provides balconies and terracotta screens overlooking the street and the garden court.
