Located at the intersection of Bay Street and King Street in Hamilton’s downtown, the 30-storey residence is designed to foster community and enhance student well-being. Home to more than 600 graduate students and their families, 10 Bay contributes to a vibrant, inclusive campus culture and enriches community life.
Responding to the surrounding urban architecture, the building’s exterior draws inspiration from the neighbouring Hamilton City Hall’s chevron floorplate. A combination of glazing and angular, dimensional cladding begins at the podium level and extends vertically across all façades. Continuity of this angular language permeates the interior podium and is expressed through canted suspended ceiling planes, custom feature millwork elements, and a cohesive internal signage and wayfinding strategy.
The design transforms student housing by recognizing the pivotal role of amenities in student life and the impact of purposefully designed units. Multiple shared spaces nurture a balance between learning and connection, while carefully detailed, light-filled, and inviting living areas support a range of accommodations and accessibility needs. A rooftop terrace with panoramic urban views, an integrated cycling path system, and convenient access to public transit further enhance the student experience—reinforcing the residence as a cornerstone of student well-being and urban rejuvenation.
Encouraging community interaction, the building is strategically set back from the corner of Bay Street South and King Street West to create a generous public plaza. This inviting space softens the intersection’s edge and serves as a gathering area that seamlessly transitions into the ground-floor lobby, blurring the line between exterior and interior.
Targeting LEED Gold Certification, the residence features a high-performance building envelope, operable windows for individualized comfort, and an extensive green roof designed to offset stormwater, reduce the heat island effect, and support biodiversity.
