Laurent and Eleanor
Centrally located within Edmonton, Alberta’s Garneau neighbourhood—just steps from the University of Alberta and its hospital campus—the transit-oriented development is designed to contribute to the fabric of an already vibrant community.
The project includes two residential towers: Laurent, dedicated to student housing, and Eleanor, offering market rentals—anchored by 7,000 square feet of commercial retail space along the active corridor of 112 Street NW.
Laurent, the student residence, provides 493 beds in a mix of studio, 2-bedroom, and 4-bedroom units, with a design that puts students’ mental, physical, and emotional well-being at the forefront. Natural light and social connectivity are emphasized, with a full range of amenities including dedicated study areas, fitness and recreation rooms, multi-use spaces, secure bike storage, and a rooftop lounge providing exceptional views of downtown Edmonton looking north.
Serving a broader demographic—including both students and young professionals—Eleanor, the market rental building, introduces 260 units in a mix of 1- and 2-bedroom apartments and 12 three-bedroom townhomes. Shared amenities are designed for comfort and convenience. A welcoming lobby featuring rich interior design materials offers a concierge and 24-hour security for residents. At the heart of the building, a large outdoor terrace and winter garden provide year-round spaces for residents to gather and relax.
Architecturally, the project responds to its surroundings and fosters connectivity. Size, scale, materiality, and massing were carefully selected to integrate seamlessly with the existing urban fabric. The Laurent tower features a mix of window wall and terracotta cladding, offering a timeless aesthetic. Eleanor’s full window-wall exterior and large balconies give the building a unique profile and maximize access to natural light and views. At grade level, townhome connections along 86 Avenue NW aim to encourage future development to continue a pedestrian-friendly scale.
Throughout the design process, extensive community consultation played a central role. Ongoing dialogue with residents and support from the Garneau Community League helped shape the design, ensuring the inclusion of amenities that reflect the residents evolving needs—creating a connected community that blends living, learning, and working.
