Gladstone Village Phase 1 developed by the Ottawa Community Housing Corporation (OCHC) will offer below-market rental units for a diverse cross-section of Ottawa’s community, while balancing a strict energy budget.

Comprised of two residential towers—a 19-storey residence to the north and a nine-storey residence to the south, both terraced along the eastern face of the site—Phase 1 will provide 338 affordable housing units ranging from smaller studio and one-bedroom units, to larger two-, three- and four-bedroom units. One-fifth of the units are designed to be barrier-free visitable, with considerations for growing families, and aging-in-place kept in mind.

Gladstone Village focuses on community and includes a variety of private, semi-private and communal amenity spaces that address the needs of residents. Flexible lounge areas, a multipurpose City Room for large gatherings and community events, as well as gardens and outdoor children’s play areas, are all fundamental to the building’s design.

Located in a transit-oriented neighbourhood anchored by the future Corso Italia LRT station, an integral part of the development is how it connects to existing landmarks and amenities, and future adjacent developments. New pathways will link these areas, emphasizing a direct relationship with an expanded Plouffe Park and Plant Recreation Centre to the north that will be developed. Gladstone Village will also support the City of Ottawa’s vision for encouraging active living by connecting directly to several existing and planned bicycle and pedestrian paths.

Gladstone Village is designed to Passive House-equivalent performance. Tenets such as thermal comfort and resiliency are at the heart of high-performance building design, and they help to define the high-quality building elements that compose the building enclosure; promoting good community stewardship through building design to mitigate climate change.
